Commercial HVAC Installation and Rooftop Unit Replacement
Rooftop unit replacement and new commercial systems
Replacing a rooftop unit is a project, not a delivery. The new unit has to match the existing curb or get an adapter, the gas, electrical and condensate connections have to line up, and the lift has to be planned around the street, the roof and your business hours. We install and replace rooftop package units and commercial split systems for offices, retail, restaurants, light industrial buildings and apartments, and we plan each job before any equipment is ordered.

Why choose Blue Star
Our installers have done this work across East County, including rooftop package unit change-outs for a fleet sales business on Railroad Ave in Pittsburg. We have our own 50-foot lift and a forklift for staging equipment, and we coordinate crane lifts when a unit is too large or the roof too high. California's 2025 Energy Code changed what replacements need, so we go over economizer, controls and heat pump requirements with you before the permit goes in.
- Site survey before ordering
- Curb adapters as needed
- Crane lift coordination
- Title 24 controls reviewed
- Permit and final inspection
- Old unit recovery, recycling
Where we work
Commercial buildings around us went up in waves: older storefronts in Pittsburg's Old Town and Antioch's Rivertown, the Lone Tree Way and Sand Creek Rd retail centers that grew with southeast Antioch and Brentwood, and newer logistics buildings in Oakley. Many rooftop units from the late 1990s and 2000s are now aging out. Antioch, Pittsburg, Brentwood, Oakley, Concord and Walnut Creek issue their own permits, while unincorporated Bay Point and Discovery Bay go through Contra Costa County.

Questions we hear
How long does a rooftop unit replacement take?
The swap itself is usually the shortest part. Planning, equipment ordering, crane scheduling and the permit take longer, and they vary with unit size, curb fit and manufacturer lead times. We give you a realistic schedule with the quote, including when the building will be without heating or cooling, so you can plan staff and customers around it.
Do new rooftop units have to be heat pumps now?
Often, but not always. California's 2025 Energy Code, in effect for permits applied for since January 1, 2026, pushes many nonresidential rooftop unit replacements toward heat pump equipment, with requirements that depend on unit size and building type. Economizer and fault detection rules also apply to many units. We check what your permit will require before quoting, so there are no surprises at plan check.
What is a curb adapter and will I need one?
The curb is the frame the rooftop unit sits on, with openings that connect to the supply and return ducts below. Older curbs often don't match the footprint of a new unit, even from the same brand. An adapter bridges the old curb to the new unit without cutting a new roof opening, which saves roof work and keeps the existing duct connections. We measure during the site visit so we know before ordering.
Will you need a crane to replace our rooftop unit?
Sometimes. Smaller units on single-story buildings can often go up with a lift, and we own a 50-foot lift for that. Larger units, taller buildings or roofs without good access need a crane, which we coordinate along with any street or sidewalk permit the city requires. We will tell you ahead of time if parking spaces or an entrance need to be blocked off for the lift.
Can you install HVAC for a tenant improvement or new commercial space?
Yes. For a tenant improvement we can work from the architect's plans, or lay out the system ourselves for simpler spaces, including new rooftop units or splits, duct changes, and thermostats or zoning for the new floor plan. We coordinate with the general contractor's schedule and the city's inspections. Our commercial ductwork page covers the duct side of TI work.
