Commercial HVAC Maintenance Agreements in Contra Costa
Scheduled maintenance for commercial HVAC units
Commercial units work much harder than home systems. They run long hours, sit on hot roofs, and pull in dust, pollen and smoke that clog filters and coils long before anyone notices. A maintenance agreement puts each unit on a schedule, so worn belts, dirty filters, plugged drains and refrigerant problems get caught on a planned visit instead of during a July breakdown. We set up agreements for offices, retail, restaurants, light industrial buildings and apartment properties across East and Central Contra Costa.

Why choose Blue Star
We build the visit schedule around your equipment and the building, not a one-size template. A restaurant with a busy kitchen may need more frequent filter changes than a small office, and a property next to farmland or a dirt lot sees coils load up fast. After each visit you get notes on every unit, covering what we found and what we suggest, so you can budget repairs and replacements ahead of time instead of reacting to them.
- Filters changed on schedule
- Condenser coils cleaned
- Belts and motors checked
- Refrigerant pressures logged
- Condensate drains cleared
- Written notes for each unit
Where we work
Maintenance needs change across our area. In Antioch, Oakley, Brentwood and Discovery Bay, afternoon Delta wind carries dust and farm debris into condenser coils, and summer highs over 100 degrees punish a dirty coil. Wildfire smoke, like the Air District's August 2026 smoke advisories, loads filters quickly. Offices and storefronts in Concord, Pleasant Hill and Walnut Creek see less dust but long cooling seasons and tenants who notice every degree. We group visits by building, from Wilbur Ave to the I-680 corridor.

Questions we hear
How often should commercial HVAC units be serviced?
Most light commercial buildings do well with two to four visits a year. Twice a year, before the cooling and heating seasons, is the minimum for rooftop units. Restaurants, buildings near dusty or agricultural land, and properties with heavy occupancy usually benefit from quarterly visits, mainly for filters and coil cleaning. We recommend a frequency after seeing the equipment and how the building is used.
What is included in a commercial maintenance visit?
A typical visit covers filters, belts and pulleys, condenser and evaporator coil condition, condensate drains and pans, refrigerant pressures and temperatures, electrical connections, capacitors and contactors, the gas heat section and flue, economizer operation where installed, and thermostat or control settings. Anything that needs repair is written up with a price for your approval, so nothing extra is done without your OK.
Do maintenance customers get priority when something breaks?
Yes. Agreement customers move up the schedule when a unit fails, which matters most during summer heat waves when contractors across the area are booked. We can't promise a specific arrival time, but having your equipment history on file means the technician shows up already knowing the unit, and often with the right parts on the truck.
Does regular maintenance actually save money?
In most cases, yes. A dirty condenser coil or slipping belt makes a unit run longer for the same cooling, and those small losses add up over long commercial run hours. The bigger savings usually come from catching a weak capacitor, a failing fan motor or a slow refrigerant leak on a scheduled visit, before it takes out a compressor during the hottest week of the year.
Can you maintain units at several properties under one agreement?
Yes. Owners and property managers with several buildings can combine them into one agreement, with visits grouped by location and notes organized by property and unit. That gives you one place to see equipment age and condition across your portfolio, which makes budgeting replacements much easier. Apartment complexes with many small split systems can be set up the same way.
